The rental process can involve several moving parts. Here’s the process so you know what to expect.
GET STARTED
Complete the required written brokerage agreement before brokerage services begin.
Review suitable available properties and coordinate tours based on your assignment, commute and housing needs.
Select the property that best fits your situation and rental requirements.
After choosing a property, provide Living On Guam Realty with a copy of your driver’s license and a completed, signed rental application.
MAKE AN OFFER
Living On Guam Realty sends your driver’s license and rental application to the listing agent immediately, then prepares the lease offer.
Review the proposed terms and approve them verbally or sign the lease offer. A signed offer is stronger than an unsigned offer.
Living On Guam Realty submits the signed or unsigned lease offer to the listing agent.
If the landlord accepts the proposed terms, the listing agent provides the required validation documents.
HOUSING APPROVAL
Hand-carry the lease offer and validation forms to Housing so the military Housing inspection can be scheduled.
Housing inspects the property for applicable requirements.
You may sign the lease offer before the inspection or after the property passes inspection. Signing as soon as possible creates a stronger offer, but a signature alone does not guarantee landlord acceptance.
GET READY TO MOVE IN
After the home passes inspection, apply to place power and water in your name before the lease start date.
On the lease start or move-in date, provide the required move-in funds and receipts showing that power and water have been transferred.
Document the home’s existing condition with photos or video to help protect your security deposit.
Signing the lease offer as soon as possible makes the offer stronger than an unsigned offer. Even a signed offer remains subject to the property passing the required military Housing inspection. Living On Guam Realty clearly includes this inspection contingency in its lease offers to protect you.
