The Guam housing market in April showed signs of improvement for Sellers. Homes sold faster than they did in March, and much faster compared to April last year. On average, homes took 126 days to sell, compared to 139 days in March and a very long 306 days in April 2024.

Sellers also saw a small increase in sale-to-list price ratio, rising from 95.75% in March to 96.30% in April. This meant Sellers were slightly closer to getting their asking price—but still needed to be realistic. Last year’s average was higher, at 98.03%, so expectations needed to be managed.

The number of homes on the market remained high, with 13 months of inventory. While that was an improvement from March’s 14 months, it still meant that Sellers faced strong competition.

Buyers still had 13 months of inventory to choose from, giving them lots of options. However, with the average time on market dropping to 126 days, Buyers had to act more quickly than before if they wanted to secure the best homes.

Homes were selling for an average of 96.30% of the list price, meaning there was still room to negotiate. Buyers who were well-prepared with financing and had a clear plan were able to take advantage of these market conditions.
