The average sold price in February was $484,006, which was higher than January’s $424,353 and also higher than February 2024’s $427,539. This meant that homes were selling for more money, which was great news for Sellers.

The average days on market in February was 119 days, down from 171 days in January and also lower than February 2024’s 145 days. This meant that homes were selling faster than both last month and last year, showing that Buyer demand was increasing. February had 377 active listings, slightly lower than 381 in January, but still more than last year. More listings meant Sellers had more competition, which made standing out with the right pricing and strong marketing strategy essential.

The months of inventory in February was 16 months, up from 13 months in January and significantly higher than 9 months in February 2024. This means that if no new homes were listed, it would take 16 months to sell the available homes. A higher number like this typically indicates a Buyer’s market, where Buyers have more negotiating power.
