Redfin highlights condos as a weak spot in the U.S., with 83% more condo Sellers than Buyers. On Guam, condo performance depends on local factors:

  • HOA fees: High monthly dues can limit appeal.

  • Location: Most condos are concentrated in Tumon and Tamuning, the island’s central and resort areas. Military families using OHA often choose these condos for their central location, lifestyle amenities, and easy access in either direction rather than proximity to bases.

  • VA financing eligibility: A condo’s eligibility for VA loans depends on the type of insurance the association carries and the percentage of owner-occupants vs. renters. If a project doesn’t meet VA guidelines, Buyers using VA financing—a major share of Guam’s market—may not be able to purchase there.

5. Because of these factors, some condos remain in high demand, while others struggle to attract qualified Buyers—even at competitive list prices.
